When buying a home at Kookaburra Village do I own the home outright?

Yes you do – You own your home but not the land. You can sell your home at any time if desired. You can sell through Kookaburra Village or a Real Estate Agent. You are also free to set your own selling price based on current market conditions.

Is there stamp duty when I purchase a home at Kookaburra Village?

No stamp duty is charged on the purchase of your home at Kookaburra Village because the land is owned by Kookaburra Village.

What do the fortnightly Site Fees cover?

The Site Fees include all Council Rates. Water usage up to 120kl (average consumption is 80kl). Costs of running and maintaining the community facilities, utilities, and common areas. Mowing of the residential front lawns. Rubbish collection every week from each home.

Do I Insure my own home?

Yes.  You must submit a copy of your home insurance to management at Kookaburra Village.

Are these Site Fees increased?

Our fees are increased on the 15th of September each year per the formula contained in the Conditions of Entry for the Village. There is also a Market Review every three years. All eligible pensioners will receive rental assistance of approximately $65.00 per week from Centrelink subject to personal circumstances.

Tell me about Deferred Capitals Works Replacement Contribution when you sell your home?

Deferred Capitals Works Replacement Contribution is paid on departure from the Village and is 1.25% of the purchase price per year of residency capped at 12.5% on the 10th year. This is paid when you sell your home and the contribution goes towards major maintenance such as upgrades to the community buildings, roads and sewerage lines.  This ensures that the Village is maintained to a high standard, thus protecting your investment.

Is the Site Agreement Protected?

Yes your site agreement is contingent to the Manufactured Homes (Residential Parks) Act 2003 (2018)

Are pets allowed at Kookaburra Village?

Yes, a small dog or a cat is allowed at Kookaburra Village by approval of Management. You may also replace the pet when it passes. Cats must be kept inside at night and wear a bell at all times.

What facilities available at Kookaburra Village?

Kookaburra Village facilities include the Pavillion lounge and bar that has a competition standard bowls lawn. Solar heated residents only swimming pool. Second swimming pools for residents and guests with a BBQ area and a small library. At the top of the village is the activity center with a games room including billiards, pool, and darts. Woodwork shop. There is also a very active Over 50s Social Club with many functions throughout each month for all the residents to enjoy.

Is there a bus service located near the Village?

There is a Translink bus stop and bus located adjacent to the Village entry which services all areas of the Sunshine Coast.

Do I have to connect my own Electricity and Gas?

To ensure that you receive any government subsidies that you may be entitled, we ask that you arrange the connection of electricity, gas, and telephone.
